Abandoned Mobile Home

Georgia’s “Abandoned Mobile Home Act” allows landowners to get relief from having derelict mobile homes on their property.

At the request of a property owner after a mobile home has been left vacant for at least 90 days, a county agent within the Building and Zoning Department will be authorized to inspect the mobile home in question.  Upon inspection, the agent can classify the mobile home as either intact or derelict.  If found intact, the property owner may file a lien for back rent on the home.  If derelict, the property owner may dispose of the mobile home after notice and a hearing in magistrate court.

These are forms that are generally accepted by most Magistrate Courts and can be found at https://georgiamagistratecouncil.com. Please note that there may be forms required that are not on this site. If you have any questions about what you need to file in our court, please contact our office.
